There are three types of programs for first Buyers 1. Down payment assistance programs to local governments and charities. These are generally people with low income or neighborhoods and can not reach certain amounts 2. Lenders offering loans sponsored by the government. These loans are FHA-type that can be used in conjunction with SBA loans. Again, they are limited in scope theire. 3. Conventional loans first time buyer. These tend to be more flexible than government programs. You can go 100% to 1.1 million dollars without having to qualify for any help. Not all lenders of these loans and are generally with lower rates. You, however, may be eligible for loans they could not normally because it is technically not a buyer first time.
